Smart building management for SMEs: How small and medium-sized real estate projects benefit from cost-efficient BMS solutions

The digitalization of building management is in full swing. No one doubts that a digital building management system (BMS) offers numerous benefits. Until recently, however, primarily large enterprises could benefit from this. For small and medium-sized enterprises (SMEs), the high investment and operating costs of the necessary IT infrastructure were often difficult to bear. Since 2023, there has been an affordable solution for SMEs: In collaboration with SAUTER Belgium, Thersa, a Belgian specialist in heating, sanitary, ventilation, and eco-energy, offers operators of all project sizes smart building management as software-as-a-service – an innovative service concept that has proven particularly successful in the approximately two years since its market introduction. The SAUTER modu630-RT BACnet/SC router is a key factor for integration at the operator's site.

 

The solution

To enable building operators to fully benefit from the advantages of a digital BMS, only a secure internet connection with a BACnet/SC hub operated by Thersa is required. This is established using the modu630-RT BACnet/SC router from the SAUTER Modulo 6 system family. The compact device acts as a central component in the customer's building and room automation network and ensures secure data transfer to the remotely running management software. The modu630-RT router communicates exclusively via the encrypted BACnet/SC communication protocol and operates on the principle of outbound connections only. This encrypts data transfer end-to-end and reliably prevents unauthorized access. Complex firewall configurations or VPN solutions are not required, and communication remains particularly secure and easy to handle.

 

 

And what happens to the data? As a central and modular software solution for building, energy, and maintenance management, Thersa makes the web-based integration platform SAUTER Vision Center (SVC) available to its customers on its own servers. The integrated tool reliably and accurately records all building data transmitted by the modu630-RT local BACnet/SC router and enables simple operation, analysis, and visualization of building functions via remote access. Access to the SVC environment is risk-free via multi-factor authentication and a secure network connection through SAUTER Remote Management.

 

The result

After approximately two years on the market, the following is clear: With their innovative service concept, Thersa has recognized the right trend. By foregoing their own cost-intensive infrastructure, including regular hardware updates, licensing fees, and specialized IT personnel, managers of small and medium-sized construction projects with high cost sensitivity now also have access to a professional and secure BMS. The number of users is constantly increasing – a clear indication of the concept's great potential.
