The High Tech Campus Eindhoven is the home base for the development of innovative technologies. Regel Partners is a regular guest, because they are responsible for the building management systems. Now they are taking the next step: Regel Partners developed a smart building concept especially for a new construction project. Antoine Brunink, director of Regel Partners, tells us more about it.

A smart building concept for every building

“With our smart building concept, we respond as much as possible to user needs. We collect and process data using sensors and smart software. This way, lighting, climate control and energy consumption are perfectly aligned with actual use.”  

 The concept can be applied in any building. Antoine: “We put together the smart building concept based on products from the market that meet the basic protocols. This way, systems can communicate seamlessly with each other. They are also future-proof. Every future product with a basic protocol can be integrated into our smart building concept.” 

Sustainability

“The regulations surrounding sustainability offer opportunities for the building automation sector, and force owners and users to take a critical look at the use of buildings and energy efficiency. Smart buildings are a solution to this. They monitor energy consumption and adjust themselves based on data.” This is a flexible system that prevents energy waste. Antoine: “For example, the system automatically switches off on floors that are temporarily not in use.”

 Spacious layout. The new office building covers an area of 12,600 square meters, specially designed for multiple tenants. 

  • Innovative and sustainable. The building received Well Gold certification, which contributes to a healthy and sustainable working environment. 
  • Cooperation. As a multi-tenant office, the building brings together companies and professionals from different sectors, promoting innovation and collaboration.

Peak load 

“It is not just about the sustainability issue: the energy grid is also becoming overloaded. A Smart building can solve this part of the energy puzzle. The system can monitor peak loads and respond to them. For example, in the morning, when electric cars are being charged and the building is being heated at the same time. The system notices overload and chooses to heat the building earlier the next time to prevent peak loads.”

Challenges

There is a lot involved in developing a smart building concept. According to Antoine, precise coordination between all parties is essential. “In this project, we worked intensively with Hoppenbrouwers Techniek to effectively integrate the new technologies. Incorporating smart building technology requires detailed planning, which is already included at an early stage of the design process. Thanks to this close collaboration, the concept now perfectly matches the client's needs.”
